At ACS Wood Floors, we have been refinishing hardwood throughout Farmington and Hartford County since 2010. We start every project with an honest assessment. If your floors are a good candidate for refinishing, we will tell you. If they are not — if the wood is too thin, too damaged, or better off replaced — we will tell you that too.
Sanding: We use professional drum and edge sanders to remove the old finish and a thin layercof wood, exposing the fresh material beneath. Dust containment is a priority — we section off work areas and use equipment with built-in dust collection to keep the rest of your home clean.
Staining (optional): Once sanded, your floors are bare wood ready to accept any stain color. We carry a full stain color chart and apply samples on your actual floor before you commit to a color.
Finishing: We apply two to three coats of professional-grade finish. You can choose from waterbased (fast drying, low odor, clear finish), oil-based (warmer amber tone, highly durable), or natural oil finishes like Rubio Monocoat for an eco-friendly option. Each coat is lightly screened between applications for a smooth, even result.
Floor refinishing starts at $1.80 per square foot. Projects that require more sanding passes, stain application, or subfloor repairs will be quoted separately. We provide a detailed written estimate before any work begins.
If your floors have surface scratches, dullness, or minor staining, refinishing is usually the right call. If you can see the wood grain has gone gray all the way through, boards are cupping or buckling, or there are deep structural cracks, it may be time to replace. We will assess your floors for free.
With water-based finishes, most homeowners can return after 24 hours and resume full use within 3 to 5 days. Oil-based finishes take longer — we typically recommend 3 days before returning and 7 days before placing furniture.
Solid hardwood floors can typically be refinished 5 to 7 times over their lifetime, depending on the thickness of the boards. Engineered hardwood can usually be refinished 1 to 2 times depending on the veneer thickness.
We take dust containment very seriously. As our reviews mention, we work in sections, seal off adjacent rooms, and use dust-collecting equipment. You will notice a difference compared to other contractors.
